The Project

The property is naturally divided by the access road.

East of the road: a 52 acre reserve surrounding the cenote, including a 10 acre cleared area.

West of it: the home sites and a 13 acre common organic orchard.

There are only 19 home sites available, between 5 and 10 acres, each.

Legal

The land is duly registered private property and taxes are up to date. The legal package is available upon request.

Due to location, the reserve is out of the ¨restricted zone¨, enabling non Mexican owners to be fully deeded with a simple SRE (Foreign Affairs Department) permit, normaly issued within a week.

The property has been fully surveyed and legally divided. All private and common areas survey points are in place.

Utilities

Water: Water is readily available, the acquifer is about 70 feet under surface level. The cost of a 100ft ¨deep¨well is around $2,500 USD.

Electricity: We encourage the use of solar power but the electricity lines are 1.5km away and can be brought in easilly.

Waste waters: The aquifer is our biggest treasure, only "zero injection to subsoil" systems must be used. We have experience on several, please ask.

Common areas
  1. Farming Areas: There are two areas about 10 and 15 acres respectively, that were cleared by previous owners as cornfields.
    The one West of the access road has been designated as an organic orchard, for all neighbors to enjoy.
    The one South of the cenote hasn´t been decided on yet, we are open to suggestions.

  2. Cenote common area: We have provided several shaded areas for parking and some open palapas as resting points, leaving the better of 40 acres for trails, for wildlife and bird watching.
